These Terms of Service (“Terms”) govern your relationship with Colene Stovall (“Broker,” “we,” or “us”) when you use our private money brokerage and real estate investment lending services. By using our services, you agree to the following Terms.

Services Provided
We provide professional private money brokerage services, including:

• Lending money on real property against fixed assets.
• Providing private money loans to residential real estate investors.
• Connecting real estate investors with private money lenders.
• Helping investors secure capital for private money loans.
• Lending for fix & flip residential investment properties.
• Lending for fix & hold rental investment properties.
• Offering short-term loans ranging from 6 months to 24 months.
• Providing refinancing options for residential investment properties.

Eligibility
Clients must be 18 years or older and legally authorized to enter financial agreements. All loan transactions are subject to verification, underwriting, and lender approval.

Loan Terms
Each private money loan is governed by its own written agreement. Loan rates, terms, and repayment structures may vary based on borrower qualifications and lender requirements.

Fees and Payments
All applicable brokerage fees or loan-related charges will be disclosed upfront. Payment terms are established within each specific loan or service agreement.

Client Responsibilities
Clients agree to:

• Provide accurate and truthful information during loan inquiries and applications.
• Use funds solely for approved real estate investment purposes.
• Comply with loan repayment terms as stated in agreements.

Limitation of Liability
We act solely as a private money broker, connecting lenders and investors. We are not responsible for any lender or borrower default, financial loss, or dispute arising from third-party lending activities.

No Guarantee of Loan Approval
Submitting a loan request does not guarantee funding approval. All approvals depend on lender assessment and due diligence.

Competitor Pricing
We strive to offer the most competitive loan pricing and terms. We will beat any verified competitor pricing where possible.

Governing Law
These Terms are governed by the laws of the State of Texas.
